Monthly Condo Dues & Assessments are currently $220 per month ($140 dues, $80 maintenance & capital improvement assessments).  Monthly dues include the following: Water, Sewer, Basic Cable, Internet, and Lawn Service.  These amenities can be changed at any time by action of the Lot Owners' Association or it's representatives.

There is a $500 Transfer-Initiation fee, which is due the day the transaction/sale takes place.

SEWER SYSTEM REPLACEMENT: Venture Out at Gatlinburg will be replacing our wastewater treatment plant (WWTP) soon. The rough estimate for the total WWTP project is $700,000 to $1,000,000.  Lot owners will share equally to cover the cost of this capital improvement (162 lot owners). Current monthly dues & assessments ($220 per month) include a $50 per month assessment which is being placed in a designated account for the WWTP project.
